Permitted Development Rights Explained | Do You Need Planning Permission? (UK)
Permitted development rights allow certain extensions, loft conversions, outbuildings and changes of use to proceed without a full planning application, provided every condition and limitation in the General Permitted Development Order 2015 is met. Exceed one limit and the whole right falls away.

4-point checklist before you build
- Check whether rights were removed by condition: Estates built since the 1990s frequently carry a condition on the original planning permission removing Part 1 permitted development rights.
- Check Article 4 directions and heritage designations: Conservation areas, Article 4 directions, listed buildings and locally listed buildings restrict or remove standard allowances.
- Check whether prior approval is required first: Larger home extensions (Class A), Class MA commercial-to-residential and Class Q agricultural conversions require prior approval before any works begin.
- Secure a Lawful Development Certificate (LDC): If you want binding legal proof for neighbours, mortgage lenders or future buyers, apply for a proposed LDC before starting on site.
